The Habitat Company Assistant Chief Engineer in Chicago, Illinois

The Assistant Head Janitor for South Commons Condos is to assist the Head Janitor (Chief Engineer) in maintaining the physical integrity of the property. This involves insuring a safe, secure and comfortable living environment for residents, visitors and staff. The Assistant Head Janitor will carry out assigned duties in a safe manner and other duties as requested by the Head Janitor. In the absence of the Head Janitor, the Assistant Head Janitor will assume all maintenance responsibilities.

Duties and Responsibilities:

  • Conduct all business in accordance with The Habitat Company's policies and procedures and state and federal laws (e.g. OSHA, ADA, Fair Housing)

  • Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and freon.

  • Constantly be aware of the condition of condominium property and immediately initiate action to correct unsafe conditions (e.g. broken gates leading to pool area, broken steps, open holes, broken or burned out exterior lights)

  • Schedule and perform routine preventive maintenance on all appropriate equipment as directed by Chief Engineer and Community Manager.

  • Inspect and maintain all tools in excellent condition.

  • Be aware of utility meter cut‐offs, apartment and fixture cut‐offs, and sewer clean‐outs.

  • Perform work area clean‐up and safety related duties.

  • Ensure that storage areas remain locked when not in use

  • Diagnose and perform minor and routine maintenance/repair, as directed, involving the following daily:

  • Electrical and plumbing (including water lines)

  • A/C and heating systems

  • Water irrigation systems

  • Stairs, gates, fences, patios and railings

  • Tile, carpet and flooring

  • Roofing, gutters and fasteners

  • Interior and exterior lights

  • Fireplaces and ceiling fans

  • Gas fixtures and appliances

  • Shutters, doors, cabinets, windows and sliding glass doors

  • Boiler, gas and electric

  • Door locks, P.O. boxes and locks

  • Security systems (where applicable)

  • Ceiling leaks

  • Walls

  • Pool areas, tile, whirlpool/hot tubs and pool furniture

  • Inspect and coordinate all needed apartment preparation repairs and services

  • Assist staff as required to meet deadlines

  • Report all major repairs and need requisitions to Chief Engineer and Community Manager prior to any expenditure of funds.

  • Change locks and make keys.

  • Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.

  • Assist in moving abandoned furniture and other appliances to dumpster when necessary

  • Be knowledgeable of inventory levels of spare parts and supplies, and inform Chief Engineer of Shortages

  • Assist in keeping grounds neat and free of litter; rake, sweep and shovel as circumstances warrant

  • Perform any additional duties as assigned by Chief Engineer and Community Manager

  • Strong working knowledge of planning, organization and direction of the maintenance and repair activities.

  • Ability to establish and maintain cooperative and effective working relationships with others.

  • Ability to understand principles and practices of administration, supervision and training.

  • Ability to communicate effectively both orally and in writing. Strong interpersonal skills using tact, patience and courtesy.

  • Ability to meet schedules and timelines.

  • Ability to work independently with little direction.

  • 3-5 years of experience in apartment or condominium maintenance.

  • Minimum of 2 years of of HVAC experience.

  • Experience with basic plumbing, carpentry, electrical, etc.

  • Pool Operator License preferred

  • Must enroll in SEIU Local 1 and complete required on-going trainings for Assistant Chief Engineers.
